What Does a Design-Build Contractor Do?
Design-build construction means that one company handles the entire project for your New Hope, PA, home from conception all the way to completion. We’ll start with an initial consultation to discuss your project and listen to your goals. If it’s a smaller project, we’ll take measurements, photos, and notes to begin writing a construction proposal. If the project is larger, we’ll meet with you to discuss your ideas, budget, and timeline.
Since we are a design-build contractor, our designers will guide you through several options for your finished project. We’ll work closely with you to come up with a cohesive design while working with our estimators and other staff members to ensure that your design is completed in the best, most cost-effective way possible for you.
The pre-construction phase of the design-build process involves the architect providing a house survey and preliminary floor plans and elevations. We’ll also ask you about which finishes you’d like to use to help us submit an initial design aesthetic. You’ll have a chance to meet with our team to modify, review, and approve these ideas before we move forward. Once you sign a construction contract and we receive a retainer or down payment, we’ll submit all the permits required for your project.
A project manager will be assigned to work with you every day during the construction phase and will keep you updated on the progress every step of the way as we go. You will also receive a proposal with a line-item budget to help you stay on track and monitor any changes you may require or request. A change order is made and sent digitally to you via software for your approval. When construction is complete, you’ll walk through the project with your project manager and go through the punch list to ensure that everything is completed to your satisfaction.
